Resort Policies

The following policies are in place to protect you and the owners of the resort property. All guests will be provided a full list of policies upon arrival and will be required to sign in agreement before occupancy. Please review these policies before placing a deposit down on a cabin as all policies are strictly enforced. Please note that policies can change without notice. Term and Base Rent

​

Guest agrees to rent the above vacation premises for a short term commencing on the above indicated “Arrival Date” at 3pm (hereinafter the “Check-In”), through and terminating on the above indicated “Departure Date” at 9am (hereinafter the “Check-Out”). The premises will be provided at a base rent indicated above, plus all applicable state and local taxes, and fees due and payable in full prior to occupancy. All rental payments must be made out to “Bri’Ash LLC” at Agent’s primary mailing address of PO Box 583, Minocqua, WI 54548 or at any other such location Agent might direct.

Reservation Requirements  

 

Reservations are not considered “guaranteed” until Agent receives half of the base rental amount excluding taxes, deposits and fees with the exception of returning yearly guests (see section 3). The remaining half of the base rent, all taxes, fees and additional deposits are due and payable prior to occupancy. Occupancy will not be provided unless paid in full. A fee of $150.00 will be charged against Guest for any returned check.

Returning Yearly Guests

 

During the term of your reservation, returning yearly Guests may submit a non-refundable payment of $300 (or $500 for #19 & #20) to reserve the same reservation week for the following year. If $300 deposit is not made prior to Check-Out, Guest waives the guarantee to the same reservation week for the following year. The remainder of the required half of the base rental amount is due and payable no later than February 1st of the year of the rental period. Agent reserves the right to cancel the reservation at any time if payment is not made on time.

Forms of Payment  

 

Agent accepts only cash or check as form of payment for all deposits, base rent, taxes and fees. If during the term of the reservation, any additional fees or charges are incurred, Agent will invoice Guest for payment. If not paid within 10 days of invoicing, Agent reserves the right to refuse future reservations and withhold any deposit paid until payment is made in full. Agent and/or owner of the cabin also reserve the right to pursue legal action against Guest for non-payment.

Minimum Rental Period

 

Depending on the season in which your rental period falls, Agent requires a minimum night stay of 3 nights during non-peak rental season typically extending from October 1st through May 31st and a 7 nights stay during peak rental season typically extending from June 1st through September 30th. Other accommodations may be available. Please inquire with Agent.

Check-In and Check-Out Times

 

Check-In time is no earlier than 3pm and Check-Out time is no later than 9am. These times are strictly adhered to during peak season and Agent reserves the right to charge an additional night stay if Guest violates this provision. Other accommodations may be available during non-peak season. Please inquire with Agent.

​

 

Cancellations

 

ALL DEPOSITS ARE NON-REFUNDABLE. Any cancellation will be subject to a fee of $300-$500, depending on unit reserved. No exceptions. Any deposit amount above the required cancellation fee is either forfeited or applied towards your next stay within one year from original date of stay.

Maximum Occupancy

 

The base rent for the premises is based on the maximum occupancy for each individual cabin, regardless of the number of guests. Guests may be asked to vacate the premises and forfeit all rent paid if additional occupants are found. Children under the age of 2 years old are not considered occupants under this provision only. The occupancy limitations are as follows:

Cabins 1-12, 16 & 17          Maximum Occupancy: 8

Cabin 13, 14, & 18               Maximum Occupancy: 12

Cabin 19 & 20                      Maximum Occupancy: 15

Cabin 21                               Maximum Occupancy: 10

Visitors

 

A Visitor is defined as an occupant who visits the premises during the day and does not stay overnight. Overnight visitors are considered guests and are subject to additional occupancy charges.

​

Wear and Tear; Damages; Alterations  

 

Guest is responsible for any damages that occur during the rental period deemed beyond normal wear and tear. All known damages must be reported to Agent upon Check-Out. Any damages beyond normal wear and tear will be charged to guest via invoice upon check out and if not paid within 10 days of invoice, will risk legal action and/or loss of reservation privileges. Alterations to the premises are strictly prohibited and will be interpreted as damages to the property. Moving furniture will be interpreted as an alteration and also charged accordingly.

Furnishings  

 

Furnishings are subject to change without notice. All furnishings, bedding, kitchen equipment or other property specific to the premises must not be removed or transferred to another rental property. Loss of any item belonging to the premises will result in a charge invoiced to guest upon check out. Guest is responsible for notifying Agent of any broken or lost items immediately.

Abandoned Personal Items  

 

Personal items left in the cabin after Check-Out are subject to disposal. Agent will not be held responsible for storage of abandoned items. If Guest contacts Agent and Agent is able to secure abandoned items, Guest is responsible for paying any shipping costs to return item to Guest along with a $5.00 handling fee.

Standard Amenities  

 

Basic amenities include bed linens (that will not be changed during the term of the reservation); TV; full size kitchen with microwave and 3 piece bath. The following items are NOT provided by Agent and are recommended to bring: pillows, bath towels, washcloths, toilet paper, paper toweling, garbage bags, hand and dish soap and any other personal or household item not indicated herein.

Listing Information; Amenities  

 

Information regarding individual property amenities are listed on Agent’s website and literature and is believed to be accurate and to the best knowledge of Agent. Specific furnishings and amenities are subject to change without notice.

Cleaning

 

The premises will be cleaned prior to occupancy and will not be cleaned or tended to by any housekeeping service during the term of this Agreement. Guests are responsible for returning the premises in a clean, sanitary condition, free from objectionable odors and excessive dirt, sand, hair or debris. Guests are asked to ensure all dishes are either cleaned and put back into cabinets or placed in dishwasher and the cycle turned on before check-out. If Agent, in its sole discretion, deems the Cabin to be left in an unsanitary condition beyond what is considered reasonable by Agent and additional cleaning is required, an additional cleaning fee will be invoiced at an hourly rate of $30/hour. Depending on the severity of the condition left by guest, resort privileges may be revoked by Agent permanently.

Garbage

 

Guest is responsible for disposing of all garbage in provided dumpster near entrance of property. At time of check out, all trash must be removed from in and around cabin. We do not offer recycling on property, please dispose of all garbage.

Litter on Property

 

Guest is prohibited from disposing of household garbage in any trash receptacle on the property except for the grounds dumpster located near the entrance of the resort. Guest may not dispose of trash which includes but is not limited to glass bottles, cans, paper, plastic or any other form of trash in the grounds firepits. Guest is advised to leave all trash inside their home until brought to the dumpster as animals can tear open garbage bags left outside the cabin overnight in which case, the Guest would be responsible for cleaning up all debris.

Mechanical Failures; Maintenance

 

Agent cannot guarantee against mechanical failures of any utility or amenity on or surrounding the premises. Guest is responsible for reporting any mechanical failure or required maintenance immediately. Agent and its affiliates will make every reasonable attempt to remedy the situation in a timely manner; however, no partial refunds or reservation reductions will be made. PLEASE CALL THE ONSITE MANAGER IMMEDIATELY TO REPORT ANY MALFUNCTIONS AT 1-715-356-7795 or 1-907-229-5020.

Smoking  

 

Smoking is STRICTLY PROHIBITED inside the premises. If Agent deems in its sole discretion that this provision has been violated, all costs incurred to return the cabin to its original, non-smoking status will be invoiced to guest upon check out. Please be advised the fees may total in excess of $700 for the additional cleaning required.

Parking; Vehicles; Boats; Trailers

 

Vehicles must be licensed, in good working order, not cause any noise nuisance, and be parked in the cabin’s designated parking spaces. Guest is provided a maximum of 2 parking spaces per cabin and all vehicles in excess of 2 must park in “additional vehicle and guest parking” located near the dumpster on the resort grounds. Trailer and boat parking is also available in designated areas only. See Agent for details.

Pet Policy

 

No pets or animals are allowed on the property without the express written consent of the Agent. Not all properties allow pets. An additional non-refundable $200 pet fee will be charged and must be paid at time of Check-In in consideration of the Agent allowing the pet. All pets must be leashed, tended to and under the direct supervision of Guest at all times. Pets are not allowed on the sandy beach area of the property. Guest is responsible for the sanitation of the pet and any evidence of feces left on the property surrounding the premises is subject to a $50 fine per incident. Violation of this provision could result in the cancellation of reservation by Agent with no refund. Any unauthorized pets found on the property will be asked to immediately vacate and a $200 fee will be charged. Guest is responsible for the full payment of any damage or excessive cleaning required due to pet damage. The following are property-wide pet restrictions:

 

  • Restricted breeds: Pit bulls, mastiffs, chow chows, presa canaries, shar peis and akitas.

  • Age restrictions: All pets must be at least one year old or older. No Puppies!

Firearms; Fireworks

 

For the safety of all Guests, firearms and fireworks are not permitted on the property. Weapons of any kind are strictly prohibited including but not limited to paint ball guns, pellet guns, BB guns, pistols, rifles, or any kind of firework.

Fish Cleaning Station

 

The public fish cleaning station is available for use between 9am and 9pm only. No one under the age of 18 years old is allowed inside the fish cleaning station without direct adult supervision according to WI state law. Guest is required to abide by all rules listed inside fish cleaning station and leave the premises clean and orderly. Guests are also asked to keep noise to a minimum while using facility as the building also contains a cabin rental unit.

Laundry Room  

 

The public laundry room is available for use between 9am and 9pm only. Laundry room is located through main office entrance in the room to the left. Guest is asked to leave the laundry room in a clean and sanitary state. Guest may not wash excessively soiled articles of clothing, rugs, blankets or comforters. Guests are also asked to keep noise to a minimum while using facility as the building also contains a cabin rental unit.

Water Raft; Buoys  

 

Guest may not relocate any water raft or buoy on the property. Water rafts and buoys are placed in designated areas for the safety of all guests and may not be moved from the location they are placed in by Agent.

Boats; Boat Slips

 

One boat slip is provided for each cabin and is labeled with the number that coincides with the cabin number. Guest may not park their boat or watercraft in another cabin’s boat slip without the express, written approval of Agent. Guest assumes all responsibility for the use or misuse of Guest boat or watercraft and boat slips. Agent will not be held liable for any damage that may be caused by Guest.

Noise

 

Guests are asked to be courteous to other guests by being respectful of noise levels throughout the day. Quiet time is between 11pm and 9am when Guests are asked to keep noise to a minimum so as to not disturb other Guests during night hours.

Firewood 

 

Firewood is available for $20 per wagon load. Payment is made via the honor system, and is NOT FREE. Guests who wish to purchase fire wood are asked to slip the cash payment under the office door, or make payment directly to management prior to check-out. Our wood pile is located at the base of the hill near the dumpster. A black wagon is provided to fill with as much wood as can fit in one wagon load. Guests are to take the purchased wood to the firepit of their choice, dump all wood from wagon, and immediately return the empty wagon back to the wood pile for other guests to use.

Office Hours; Contact Management  

 

Office hours are from 9am to 5pm Monday - Friday and 8am to 5pm Saturdays; closed Sundays. For assistance, please visit office during office hours. If management is not available, please call 715-356-7795 (Brigit) or 907-229-5020 (Don). If you have a life-threatening emergency, call 911 immediately.

No assignment or subletting

 

Guest shall not assign or sublet the premises under any condition.

 

​

Compliance

 

Guest is responsible for ensuring all guests and visitors are in compliance with all the terms, conditions, provisions, rules and policies of this Agreement. Failure to comply with any or all of the terms of this agreement may result in a removal from the premises, without refund, in addition to any other remedy available to Agent.

 

​

Attorney’s Fees; Governing Law

 

In case suit should be brought for recovery of any sum due hereunder, or because of any act which may arise out of the possession of the premises, by either party, the substantially prevailing party shall be entitled to all costs incurred in connection with such action, including a reasonable attorney’s fee and court costs. All parties agree that any civil action or legal proceeding arising out of or relating to this Agreement shall be brought in the courts of record in the State of Wisconsin in Oneida County.

Fair Housing  

 

Agent complies with all federal, state and local fair housing laws.

​

​

Indemnification  

 

Guest shall indemnify and hold harmless the Agent and Owner of the Premises and their respective members, officers, directors, employees and agents for any liabilities, theft, damage, personal injury, cost or expense whatsoever arising from or relating to any claim or litigation which may arise out of or in connection to the Guest or visitors of Guests and the use of the premises.

Cash & Check Only

It may appear outdated to find a resort that only takes cash and check, yet this is not out of a desire to keep it old-school. Rather, this is a calculated move to protect our family business from the exorbitant credit card processing fees. 

​

And it's not because we're being greedy. No. It's because rental income allows us to care for our children, grandchildren and retirement. It allows us to give back to our community and keep rental costs as low as they can be. 

​
